What Credit Score do You Need to Buy a Home?

When it comes to mortgages and credit scores, there are two really important questions to ask:

  • What credit score do I need to qualify for a mortgage?
  • What credit score do I need to get the lowest interest rate on a mortgage?

Credit Score Need to Buy a HouseThese different, but related, questions are important if you are looking to buy a home. And the second question is particularly important. With a high FICO® score, you can literally save tens of thousands of dollars in interest over the life of a home loan. So, let’s take a look at both questions. And if you don’t know your score, be sure to get your free credit score.

What is a credit score?

As an initial matter, let’s briefly cover what a credit score is. A credit score is a three-digit number calculated based on information in your credit report. The most common credit score and the one used by mortgage lenders is called a FICO score. The name FICO comes from the company that developed the scoring model, Fair Isaac Corporation. The FICO score considers five factors to calculate a credit score: Payment history, amounts owed, length of credit history, new credit, and types of credit. Each factor, however, is not treated equally. Payment history, for example, is more important than types of credit used, as this graphic illustrates.

FICO scores range from a low of 300 to a high of 850. The higher your score, the better. Now on to credit scores and mortgages.

What credit score do you need to qualify for a mortgage?

The first thing to keep in mind is that qualifying for a mortgage involves a lot more than just a credit score. While your FICO score is a very important ingredient, it is just one factor. Mortgage lenders also look at a number of other factors, including an applicant’s:

  • income
  • level of debt
  • down payment
  • debt to income ratio
  • location of home
  • home price and loan amount
  • amount of savings

As a rule of thumb, however, a credit score below 620 will make buying a home very difficult with a conventional mortgage. A FICO score below 620 is considered sub-prime. In the past, there were mortgage companies that specialized in sub-prime mortgages. Because of the challenges in the credit market over the last year or so, however, sub-prime loans have become very difficult (if not impossible) to obtain.

A FICO score between 620 and 650 is considered fair to good credit. But keep in mind, this range of credit scores does not guarantee you will qualify for a mortgage. Even if you do qualify, it won’t get you the lowest interest rate possible. Still, to buy a home, aim for a score of at least 620, recognizing that other factors weigh in the decision and that some banks may require a higher score.

With an FHA mortgage, however, a FICO score of 600 or higher is enough to qualify for the 3.5% down payment loan. FHA guidelines actually authorize this type of mortgage with a score of 580 or higher. Most banks, however, won’t approve such a loan at that credit score.

Until recently, banks were requiring a score of at least 640. Earlier this year, Wells Fargo dropped its credit score requirement for FHA and VA loans to 600. Many other banks are following suit.

What credit score do you need to get a low rate mortgage?

It used to be that a score of about 720 would yield the lowest mortgage rates available. Today, the best rates kick in with a FICO score of 760. And interest rates go up significantly as your credit score drops. To give you an idea, the following table gives you an idea of current rates by credit score. It also calculates a monthly principal and interest payment, based on a $300,000 loan:

Of course, the interest rates change daily, but the above table gives you an idea of the importance of a high score when you apply for a mortgage. From the top credit score range to the bottom is a difference of more than 1.5 percent. While that may not seem like a lot, it results in a higher payment of more than $250 per month. And over the life of a 30-year mortgage, a top credit score of 760 or higher as compared to a score of 620 will save you about $102,000 in interest payments on a $300,000 mortgage!

How Does GEICO Really Measure Up in the Insurance World?

Chances are you’ve seen or heard at least one Geico commercial in your lifetime. You know that all-too-familiar slogan telling you that just 15 minutes of your time could save you 15% or more on your car insurance. So, how much truth is there to that claim?

Let’s look at what Geico offers, so you can make an informed decision on your next insurance policy.

How Geico Operates

Geico deals primarily with vehicle insurance, and offers said insurance in a direct-to-consumer model. That is, they don’t have agents in your area whose responsibility it is to market to you, listen to you, and sign you up for their products. Enrolling in an insurance policy with Geico simply involves you calling in or using their website.

This can be a boon for you depending on how you operate. If you’re the type of person to do research yourself, and can navigate an insurance website pretty easily, Geico may be a good fit. If, however, you’re interested in bouncing scenarios off of an agent, or taking an in-person meeting to better tailor your policy, Geico might not be ideal. The theory behind the direct-to-consumer model, though, is that it’ll result in lower premiums overall. This cuts out unnecessary commissions and overhead, and the savings can be passed on to policyholders.

Geico was actually founded to support government workers. Its name stands for Government Employees Insurance Company — and this can be of particular benefit to federal workers who can earn extra discounts.

As for products, Geico primarily specializes in vehicles: cars, trucks, boats, motorcycles, and RVs. They additionally offer other types of insurance, including life, renters, home, and pet insurance. However, these products are offered through third parties. Those outside parties could pose a problem for people wanting to have multiple, different policies kept all under one roof.

Coverage and Discounts

Geico does a good job of competing with the rest of the industry. They offer coverage that includes property damage liability, collision, comprehensive, personal and bodily injury, and uninsured motorist protection. For additional fees, Geico also covers mechanical breakdown, emergency roadside assistance, and rental reimbursement.

You can think of mechanical breakdown coverage like an extended warranty for your car. After a certain deductible is met, Geico will cover mechanical repairs to your vehicle — like a transmission or engine fix. In general, this coverage isn’t of particular worth to consumers, but it can serve to help put one’s mind at ease. Emergency roadside assistance and rental reimbursement are relatively standard industry offerings. They are quite convenient if you find yourself in need of a tow or without your car for an extended period of time.

Many discounts are available through policies with Geico. Safe driving discounts are available for those who take a defensive driving course, and for those age 50 or older. Package discounts are available if you combine your coverage with other products, like renters or homeowners insurance.

Federal employees, GS-7 and above, both active and retired, qualify for a discount in most areas of the country. Military members — again both active and retired — also are eligible for discounts, as are members of various Geico-affiliated companies and professional organizations. Other discounts include multiple vehicle discounts, accident-free savings, and discounts based on certain vehicle safety features like anti-theft systems or full front-seat airbags.

Competitor Comparison

What Geico offers in potential savings may be impacted by its below-average competitive ratings. J.D. Power Ratings places Geico in the bottom fourth of 24 companies it rated in 2016. Geico scored 3 out of 5 in pricing, policies, website, and call satisfaction, and 2 out of 5 in local agent capabilities and overall experience. It’s interesting to note that many other frequently-advertised insurers (such as Progressive, Nationwide, Allstate, and Esurance) all rank right around Geico in the 18th-22nd range.

Taking a look at the Geico mobile app, it scores well in both of the major app markets. In fact, it scored a 4.7 on Google Play and a 5-star rating on iTunes. Compare that to the Google Play rations of Progressive (4.1), Nationwide (3.6), Allstate (4.1), and Esurance (4.2). It seems like users are pretty satisfied with their app experience.

The Bottom Line

While Geico may not rank the highest in customer satisfaction, it offers industry-standard insurance products at affordable prices. If you’re interested in more than just vehicle insurance, you may find Geico’s third-party offerings frustrating to deal with. If, however, you’re eligible for one of Geico’s wide range of discounts, or you’re interested in some of their specialized products like mechanical breakdown coverage, they’re worth a close look. Regardless, Geico is certainly an insurance company that should be included in your next policy search.

Mint or Personal Capital — Which is Better for Managing Your Money?

Mint and Personal Capital are two web-based, money management platforms that are frequently compared to one another. While there are some similarities, the differences between the two render them very different services. Which you will prefer to work with will depend entirely on what you are looking for the platform to do.

The Basic Comparison

Mint is an online personal budgeting platform. It pulls your entire financial life into one application. That includes your checking, savings, credit cards, investments, retirement accounts, and even your PayPal account. Mint enables you to look at your entire financial situation holistically, rather than in the bits and pieces.

Mint is one of the most popular budgeting applications available, and is part of the TurboTax and Quicken families. The application enables you to manage virtually all aspects of your finances. And perhaps best of all, the application is completely free to use.

Personal Capital has budgeting capabilities, but it’s primarily an investment service. They have an advisory team that can manage all aspects of your investments. But they also act as a financial aggregator, enabling you to link all of your financial accounts in much the same way that Mint does. That enables Personal Capital to act as an all-in-one financial management platform.

Personal Capital offers both a free version and a premium version. Both provide you with all of the tools and features available on the platform, however the premium version offers active investment management.

Comparing the Two – Budgeting Services

The purpose of these two management systems to is to keep track of your money and help you spend it wisely. A large part of that, of course, is proper budgeting. So, how do the two companies measure up?

Mint

The most important function of Mint is budgeting, and it is especially good in that department. You set up your account with Mint, then link all of your financial accounts. This will enable you to get the best use out of the service.

With all of your financial information available on the platform, you can get a snapshot of all of your finances using the Overview. It keeps totals on all of your accounts, so that you can see the big picture. While Mint can aggregate all of your accounts within the application, their access to that information is “read only.” This means that they have no active control over your financial accounts.

Mint categorizes all of your financial activity. You can either rely on the default categories, or you can customize them to fit your own preferences. The application tracks all of your transactions, which enables you to both categorize and summarize your activity in each category.

This gives you an opportunity to create a specific budget, and then to measure your actual spending against your targets. The service can also compare how much you spend in each category compared to national averages. That can serve as another indication that you may be going over budget in certain categories.

Mint will also provide you with alerts. These will let you know when certain bills are coming due, or when you may be going over a credit limit.

The application also has a feature referred to as Mint Goals. This will help you to create goals in certain areas of your financial life, such as saving money, paying off debt, or saving for retirement. They provide tools to enable you to establish your goals, as well as to track your progress in reaching them.

Mint can also analyze various financial offers. For example, they can help you find the best interest rates on savings, the lowest rates on credit cards, the lowest investment fees, and the best IRA rollover offers available. That will help you to save money in seemingly small ways throughout your financial activity, that could seriously add up over time.

Bonus: Credit monitoring. Mint provides you with access to your free credit score. You can also learn how to improve your score. You will also receive credit monitoring alerts, in the event of suspicious activity. It will alert you any time Equifax receives new credit information from creditors. And unlike many other credit monitoring services, you are not required to provide credit card information in order to have access to the service.

Personal Capital

Of course, Personal Capital also offers a budgeting option, albeit a much more limited one. Their built-in function enables you to follow your cash flow easily. This can provide you with insights into your spending habits, as well as allow you to view transactions in specific detail. You can summarize your activity on a monthly basis, so that you know exactly where your money is going.

You’ll get access to their Cash Flow Analyzer, which helps you to establish a budget by tracking your income and expenses from all sources. This will make it easier to pay your bills on time, as well as track your spending. It can also help you to allocate money to long-term goals, such as saving for retirement or paying off debt.

Personal Capital also allows you to set monthly spending targets, so that you can see whether or not you are staying within budget. You can also set specific budget targets, and the application will allow you to drill down into your spending to see exactly where you may be going off track.

Once again, these are only tools to help with your budgeting. They’re not nearly as comprehensive as the budgeting function offered by Mint.

Budgeting Winner: Mint, hands down

Comparing the Two – Investing

If Personal Capital is soft on budgeting, Mint is similarly weak in regards to investing.

As you’d expect, Mint offers investment benefits… but they are very limited. Of course, the platform enables you to track your investment accounts, just as you would any other financial accounts. And while you can summarize your investments in one place, that’s about the extent of it. There is no investment advice offered, and no serious investment related tools exist on the platform. To actively manage your investments, you will have to use a different application.

One investment-related function that Mint does offer is fee analysis. They are able to highlight expenses that are hidden even on investment statements. This can include advisory fees, transaction fees, and 401(k) fees. It’s more an extension of the Mint budgeting function, but it does have a secondary benefit on the investment side.

Personal Capital

Meanwhile, Personal Capital excels with investing. In fact, it’s what they’re mostly about.

The paid version of Personal Capital acts as both an investment management service, and a financial account aggregator. That means that while you can benefit from direct investment management, you will always have sight of the big picture of your financial situation, even apart from your investments.

But even the free version offers a personalized analysis of your financial situation (the “Investment Checkup”). This includes an assessment of the risks and opportunities that may be available to you. You are also assigned a personal advisor, whom you can contact at any time for advice.

Both versions come with the various features, including the retirement planner, the 401(k) analyzer, the investment checkup, and the mobile app. Let’s take a closer look at some of those features:

  • Personal Capital provides a 401(k) analyzer. They don’t actually manage your plan, but they can analyze it to make asset allocation suggestions that are based on the investments available in the plan.
  • The Retirement Planner helps you to know if you’re adequately prepared for retirement. You can build certain information into the planner, such as the amount of your annual contributions. You can also incorporate major life events into the plan, such as saving for college or the birth of a child.
  • With all of your financial accounts entered into the platform, Personal Capital can evaluate your asset allocation. Then, it can either make changes in the accounts that it directly manages or suggest changes in non-managed accounts, such as your 401(k).
  • If you do go with the premium service, you can take advantage of Personal Capital’s investment management. This requires a minimum of $25,000 under management, and is subject to the fee schedule listed below.

By determining your risk tolerance, personal preferences, and life goals, Personal Capital can design an investment portfolio to help you reach those goals. They make use of Modern Portfolio Theory (MPT), which focuses primarily on proper asset allocation. Your portfolio is comprised of a mix of index funds, but will also include individual securities if your portfolio is at least $100,000. Your portfolio is invested in a mix of US stocks, US bonds, international stocks, international bonds, and certain alternative investments, including commodities.

Personal Capital has also incorporated tax optimization into the investment strategy, though this is available only for the paid service. This strategy makes use of tax loss harvesting, which involves selling losing investments in order to offset gains on the sale of winning positions. This strategy keeps short-term capital gains to a minimum.

It also focuses on tax allocation, which is the process of having various asset types in the accounts where they will have the lowest tax liability. For example, high-yield stocks and real estate investment trusts are held in tax-deferred accounts, so that the steady stream of income will not be immediately taxable. Meanwhile, assets likely to incur capital gains are held in regular taxable accounts, for favorable long-term capital gains treatment.

Personal Capital also offers its Private Client Group, for individuals who invest $1 million or more with the service. This will grant you a progressively lower fee structure, as well as personalized investment and wealth planning. They also provide direct access to a certified financial planner, as well as to a team of licensed advisers.

Investing Winner: Personal Capital, hands down

Comparing the Two – Fees

Mint doesn’t charge any fees in connection with the use of their service, so that makes it pretty easy to compare the two in relation to expense.

Meanwhile, Personal Capital also has a free version, as well as a paid version under their premium Wealth Management service. The fees look like this:

  • 0.89% of the first $1 million
  • 0.79% of the next $2 million (up to $3 million)
  • 0.69% of the next $2 million (up to $5 million)
  • 0.59% of the next $5 million (up to $10 million)
  • 0.49% on balances over $10 million

One of the major advantages is that the above fees are all-inclusive. Personal Capital does not charge additional fees, such as commissions, account administration, or other investment fees. It’s all included in the one fee, which is based on the amount of assets under management.

However, since Personal Capital also serves as an investment aggregator, you can have financial accounts on the platform that are not actually under management. This can include your 401(k) plan, as well as any investments that you choose not to include as managed accounts. Personal Capital will aggregate those accounts, but the fee that it charges will not extend to the balances in those accounts.

Fee Winner: If you don’t want to spend any money, Mint is the winner here. But the Personal Capital fees may still be worthwhile to you.

Which is the Better Choice?

If you’re looking for a pure budgeting software application, Mint is by far the better choice. But if you’re looking primarily for investment management, perhaps with some budget assistance, then Personal Capital will work best.

In truth however, you don’t even need to choose between the two. Since each company hold strengths in very different areas from the other, you can choose Personal Capital for your investing activities and Mint for budgeting. Talk about a win-win!

4 Sauna Safety Tips for Beginners

Whether it’s at a professional health spa or at home, a sauna offers a variety of major health benefits. Despite the many benefits, it also comes with its share of dangers. Below are 4 of the most important safety tips to keep in mind.

Drink Plenty of Water
You will be sweating heavily in a sauna, so be sure to drink plenty. Water is probably best for you, but beer and cider is what Finns enjoy the most. Roasting sausages either on open fire or in tin foil directly on the stove is another key part of the sauna experience. Source: VisitFinland

Skip the Creams, Lotions, and Jewelry
Metal heats up fast in saunas, so while you might go in looking fashionable, you’ll leave with painful burns. If you have any jewelry, take it off, and put it in a safe place. Do not take it into the sauna with you. You also don’t want to wear any creams or lotions. Wait an Hour After a Meal
Saunas increase the flow of nutrients (glucose, amino acids, fatty acids, and oxygen) via the circulatory system. While it may seem like the perfect time to be pulling in more via digestion, the reality is that digestion gets put on the back burner while the circulatory system ramps up nutrient delivery to the muscle and skin. For that reason, it’s best not to eat a heavy meal right before stepping into a sauna. If I’m hungry I opt for a light snack, then eat when my session is over. Source: MommyPotamus

Don’t Go Too Hot
For a far infrared sauna , most people set the temperature for anywhere between 100-140 degrees. If you are a beginner, and particularly if you are not in great health, you’ll want to start at 100 degrees or less. This way you’ll give yourself a chance to get used to the heat.
It’s okay to get into an infrared sauna 10-15 min. after you’ve turned it on, even if the temperature is not up to your target temperature yet.
It doesn’t take longer than that for infrared sauna heaters to warm up, and once they do, you’ll be getting the infrared heat effect. The infrared-emitting heaters will be on continuously until the heat gets up to the temperature you set.
For a traditional sauna, most people set the temperature for anywhere between 160-200 degrees (come back for our upcoming Finnish saunas page). In this case, you’ll probably want to wait until you’re within 5-10 degrees of the temperature you’ve set it at to get the full effect throughout your whole home dry sauna session.
